The Group’s roots date back to 2008, when Bhanushali began his entrepreneurial journey in civil contracting. This experience provided a strong grounding in construction, execution and project management, as well as a nuanced understanding of Mumbai’s evolving real estate landscape. In 2010, the business expanded into property, eventually developing into a full-fledged real estate enterprise. VB Group was formally established in 2020.
Since then, the Group has delivered nine projects spanning approximately 8 lakh sq. ft, with another 1.8 million sq. ft currently under development across Mumbai and Thane. Its portfolio reflects a presence in established locations including Thane, Mulund and other key residential micro-markets, while its growing pipeline is enabling the Group to expand its footprint and move into increasingly premium segments.

Bhushan Bhanushali is the Founder of VB Group, a trusted Mumbai-based real estate development company focused on premium redevelopment and high-value projects across the city. Bhushan Bhanushali began his entrepreneurial journey in 2008 with civil contracting. The experience gave him an early understanding of construction and project execution, while bringing him closer to Mumbai’s dynamic property market. In 2010, he entered the property business, marking the beginning of his journey in real estate development. Over the following years, he developed a deeper understanding of Mumbai’s property markets, the nuances of redevelopment and the potential to create value in well-located neighbourhoods.
This journey led to the formal establishment of VB Group in 2020. Under his leadership, the company has delivered nine projects encompassing approximately 8 lakh sq. ft. VB Group currently has around 1.8M sq. ft under development across Mumbai and Thane. Bhanushali’s approach to growth is deliberate – he believes in evaluating opportunities through the lens of location, development potential and long-term value. This has shaped the Group’s move towards some of Mumbai’s most established and sought-after neighbourhoods, including Dadar, Juhu, Santacruz West, Andheri West and Lokhandwala. With a series of upcoming projects, VB Group is further strengthening its presence across the Mumbai MMR.
